Statistics Jersey have today published the House Price Index report for the second quarter of 2026.

The latest report shows that, on an annual basis, the mix-adjusted average price of dwellings sold in Jersey in Q2 2026 was 5% higher than in the corresponding quarter of 2025.

On a rolling four-quarter basis, the mix-adjusted average price of dwellings sold in Jersey during the year ending Q2 2026 was 1% higher than the previous quarter. However, the index remained 10% below the peak in prices seen in Q3 2022.

The report also shows that property turnover increased this quarter. In Q2 2026, 282 properties eligible for inclusion in the House Price Index were sold in Jersey. This was 24% higher than in Q2 2025 and 32% higher than in the previous quarter.

Other findings include:

  • all property types saw an increase in mean price compared with the previous quarter
  • 2-bedroom houses saw the largest quarterly increase, followed by 2-bedroom flats
  • overall housing market activity, on a rolling four-quarter basis, was 7% higher than the previous quarter and 23% higher than a year earlier
  • advertised private sector rental prices were 1% lower on a rolling four-quarter basis compared with the previous quarter
  • sales and purchases of private rental properties resulted in an estimated net change of -4 units of private rental accommodation in Q2 2026, essentially unchanged overall

The report also includes supporting statistics on market composition, activity in the private rental sector, advertised private sector rents, and loan-to-value ratios.
